Roof Types in Florida

Florida roof types and options are much the same as in the rest of the country.  The type you choose should be based on maintenance needs, longevity, and of course the look you like.

It wasn’t that long ago that the only roof options you had were asphalt shingles, slate, clay or concrete.  But now, advanced roofing materials provide a range of options, as well as new looks.

Solar Tiles

Solar tiles are becoming especially popular in Florida, as we have such year round access to bright sunlight.    We aren’t called the Sunshine State for nothing!  Advanced solar collectors are able to integrate into existing shingles and can generate up to 1 kw of energy per 100 square feet.  This roof type can be good for homes within HOA’s that forbid typical solar panels.  Be mindful that, while they may help offset energy costs through the utilization of solar power, they also cost more than traditional solar options.

Asphalt Shingles

Asphalt shingles are effective in all environmental conditions, and are the most common roofing material in America because of this.  However, quality can vary widely, so make sure to ask whether they pass the ASTM D3161, Class F (110 mph) or ASTM D7158, Class H (150 mph) wind tests.  As well as the AC438 durability.

Metal Roofing

Metal roofing can come in vertical panels or shingles that resemble slate, tile, or shake.  It will last about 60 years, so is very good at long term protection.  Metal excels at resisting high winds, sloughing off heavy rain, and will not burn.  This means it is an excellent choice for our Florida roofs.  Metal is lightweight, and can be installed over existing shingle roofs.  Keep in mind that it can be noisy during rainstorms and is subject to denting during hail.  Metal is more expensive than asphalt, but less than concrete tile. Average cost is between $5-$12 per square foot.  

Stone-Coated Steel

Stone-coated steel can mimic slate, clary or shingle roofs in appearance.  It will resist damage by winds of up to 120 mph, uplifting, and up to 8.8 inches of rain per hour.  This means it can be an effective roof choice for wet, windy regions.  Some stone-coated steel roofs are warranted for the lifetime of the house.

Do you need a roof to last a century?  You may want to consider slate as an option then.  It won’t burn, is waterproof and does resist mold and fungus.  It is especially effective in climates that are wet.  BUT, it is expensive and heavy.  It can also break easily if stepped on.  While it can last more than 100 years, it may not be the best in areas that experience hail.

Clay & Concrete Tiles
Clay and concrete tile are one of the most popular roof types in Florida because they can withstand tornado and hurricane damage, and winds up to 125mph.  Even Earthquakes!  They are extremely good in warm, dry climates.  However, you need a strong underlayment for support, as they are quite heavy.  Additionally, they are likely to break when walked upon.
Built-up roofing

If you have a FLAT roof, this may be an option for you.  It is heavy, and consists of layers of asphalt, tar or adhesive, topped with an aggregate.  If you have a roof-top deck with a lot of foot traffic, this might work.  It can last 20-25 years, but may become sticky in summer.  As such, it isn’t as popular a choice for Florida roofs.
